There is no point in applying for a loan with a lender that will not provide the lending limit you need, no matter how low the interest rate. Each time you apply to a lender your credit history will be affected. The more "hard" enquiries on your file, the lower your credit score goes. 

Once your credit score falls below a certain number, some lenders will not be able to approve your application no matter how good everything else is.

We take the time to precheck the potential success of your loan application (based on the documents and information you provide) before lodging an application on your behalf.

Before we lodge an application for you, we undertake our own checks to ensure your journey is as smooth as possible.

Our application prechecks :

  • discuss your current lending needs and plans for the future, as well as other goals you may have

  • confirm if you have enough funds available to complete the purchase

  • verify your living expenses

  • conduct 100 point id check

  • confirm your employment

  • review lender's individual lending policy to confirm your application suits their lending profile

  • compare the short listed lenders to identify ones that meet your noted requirements

  • check the documentation that will be submitted to the lender

  • write your personal Credit Proposal to outline the recommendation and show how the recommendation compares to other lending options, the impact on your household cashflow pre and post the loan

During the loan application process

  • work with the lender to provide any additional information/ documents

  • manage the approval process timeline to ensure your application keeps progressing and does not get "lost" in the system

Post loan settlement

  • for us it does not end at loan settlement. We like to keep in contact to ensure we can monitor how the loan is performing for you, and assist if changes need to be made, or interest rates negotiated on your behalf with your current lender.

It can be handy to have a mortgage broker who is in your local suburb in case you need to drop in items, or come in for a chat or a meeting. And we love to see you. During 2020 we certainly have missed meeting with our clients.

But your mortgage broker does not need to be in the same suburb or the same state. We have clients interstate that were referred to us, and they get the same loan support as our local clients do.

With Covid 19 the loan application process has changed and it is all done remotely via phone, video and email. We will interview you via a video link for the 100 point ID check through our secure client portal and will scan your ID items during this video. You may enjoy the flexibility the remote loan applications process provides.  Some lenders generate their loan documents for e signing, so less hassle for you. No more printing, signing, scanning or waiting for loan documents to arrive in the mail.
